Core Residence project site is situated within the Tun Razak Exchange (TRX), an iconic 70-acres development located at the heart of Kuala Lumpur, home to Malaysia’s capital. TRX is set to become a leading hub for international finance and business. Given its prime location, excellent accessibility, connectivity and special gazetted government incentives for approved business located at TRX, TRX is a well-planned development which integrates a work, live and play lifestyle along with a workplace of the future. The project site is bounded by Jalan Barat to the west, TRX’s internal ring road to the east, and flanked by residential plots to the north and south. The TRX Core Residence project is a mixed-use development which comprises of residential apartment and serviced apartment towers along with commercial lots on the ground level. The TRX Core Residence development comprise of 3 towers, where Tower 1 stands tallest at 52 floors, while Tower 2 which sits in between Tower 1 and Tower 3, is at 47 floors and for Tower 3 is at 44 floors. The towers consist of 2 Basement Floors (B1 & B2), Ground Floor, 6 levels of Podium Car Park Floor from (Level 1 to Level 6) and Facility Floor level is at Level 7.
Technical Description
The residential tower structure comprises of shear wall and reinforced concrete core wall system. Localised transfer slab is introduced at level 8 of Tower 1 and 2 acting as transfer for the secondary shear wall above. Central core wall is formed by the lift and staircase core wall where the thickness of the core wall is generally 250mm. The Shear wall size varies from 600mm thick from the foundation up to the facility floor, and 400mm thick at typical floors above. The framing of the typical floor structures is conventional reinforced concrete beam / slab system with coupling beam within shear/core wall. Post tensioned 200mm thick flat slab system with 450mm depth drop panels is adopted at podium car park floor system to maximise the headroom and to reduce the construction time. Conventional reinforced concrete beam/slab system and reinforced concrete band beam system is adopted at the ground floor and the facility floor.
Basement B1 was designed as a band beam slab system and Basement B2 is of piled raft and flat slab system with pile cap at podium column. The tower walls are supported by 2.0m thick piled raft foundation while the podium columns are supported by 1.3m thick pile cap foundation.
