The Encorp Marina Puteri Harbour is an exclusive waterfront development situated in along Johor’s iconic Puteri Harbour Marina. Its strategic location making it a focal point for yachting enthusiast from neighbouring countries such as Singapore and Indonesia into the state of Johor. Singapore’s Tuas Checkpoint is located approximately 20 kilometres away from The Encorp Marina Puteri Harbour while the Puteri Harbour International Ferry Terminal caters to international ferry routes from Indonesia. Encorp Marina Puteri Harbour is one of Malaysia’s very few iconic waterfront developments which comprises of 3 blocks of service apartments all of which was erected on a podium consisting of a 1-storey basement car park, 1-storey ground floor commercial and retail area, 6-storeys of elevated car park and 1-storey of facility floor. The Encorp Marina Puteri Harbour exclusive waterfront development caters to clients that are not only seeking a form of sanctuary retreat by the waterfront but also to enthusiastic yachting clients whereby berthing of their yacht can be made at 2 separate marina clubs located within close vicinity of The Encorp Marina Puteri Harbour. This entire holistic waterfront development lies along the shore of the Straits of Johor with Singapore as its backdrop. This project consists of 1 block of 23-storey service apartment with 199 units, 1 block of 30-storey service apartment with 364 units and 1 block of 4-storey service apartment with 8 units all of which sits on a 7-storey podium. The Encorp Marina Puteri Harbour exclusive waterfront development was constructed on a 3.3 acres prime waterfront land along the Straits of Johor. The development’s curvilinear of free form architecture featured balcony gives a wavy effect on the tower façade outlook were inspired by the waves of the Straits of Johor with an intention to blend the entire iconic waterfront development with its ecosystem. EDP Consulting Group Sdn. Bhd. was appointed by Encorp Iskandar Development Sdn Bhd to be the lead Mechanical and Electrical consultant for this project.
Technical Description
EDP’s scope covers the full Mechanical & Electrical scope consist of a list of intricate items which includes the air conditioning system – mixture of chilled water system, variable refrigerant flow (VRF) inverter driven air cooled multi-split and conventional inverter driven split units, mechanical ventilation system – centralized toilet exhaust and make-up system, general room ventilation, pre-cooled air supply, basement carpark ventilation system, kitchen exhaust and make-up system, staircase pressurization system, centralised and localized hot water system, internal cold water and sanitary plumbing, firefighting and protection system – sprinkler system, wet riser system, hose reel system, fire alarm and detection system, clean agent and fixed carbon dioxide fire suppression system, portable fire extinguishers, fireman intercom system and public address system, plumbing system – hot water, cold water and internal sanitary plumbing. Vertical transportation system. Swimming pool system – swimming pool, water feature filtration and treatment system. Electrical low voltage distribution system, electrical ELV system, security system, smart home system – PIR motion sensors, IP CCTV Camera, panic button security system, smart home touch screen panel, et cetera.
Project Highlights, Achievement and Recognition:
- GBI compliance for the Mechanical and Electrical services includes the lift regenerative drive, application of energy saving lightings, motion sensors and rain water harvesting system.
- BEIT (Building Energy Intensity Tool) software developed by the Association of Consulting Engineers Malaysia (ACEM) was applied on this exclusive waterfront development.
- A total of 5 swimming pools were designed for this exclusive waterfront development. The pools are located at the intermediate floors of the towers therefore, significant amount of coordination was necessary on space requirements, head room requirements, pipe routing, plant room and balancing tanks planning.
- A Smart Home System was designed and implemented on this exclusive waterfront development.
